Entitlements Completed: The Trails of Manteca
The Trails of Manteca, Located at highway 120 of the Airport Road Exit – just off Interstate 5, across the street from the previous location of the famous Manteca Water Slide on Woodward Avenue. NextBay conceived of The Trails of Manteca, acquired the rights to the property through a five year purchase option. The Option was the successful result of a one year litigation process. We had the Right of Refusal which the Seller failed to honor. The litigation cost almost one million dollars funded by NextBay. NextBay successfully achieved of the entitlements through a Vested Tentative map and, a Development Agreement with the City of Manteca for 1,165 single family lots. This complex massive project was about a mile across. NextBay raised about $18,000,000 for The Trails. We negotiated with several Buyers before selling The Trails to Wheelock Street Capital in the summer of 2013.
